Job Summary

Performs maintenance and service repairs on refrigeration and heating, ventilating, and air conditioning systems. Including acquiring parts, scheduling and reporting.

 

Essential Functions:

Daily troubleshooting, repair and maintenance (such as filter changes, belts, sheaves, compressors, motors, etc. of all types) of HVAC equipment. Responsible for identifying repair and/or replacement needs for installing, repairing, maintaining and upgrading HVAC systems and equipment including the following.

Perform routine and preventative maintenance, service and troubleshoot commercial HVAC equipment and inspect air conditioning units to ensure efficient operation. Inspect HVAC systems and their components (e.g. heating units, building exhaust fans, ventilation units, etc.) to evaluating condition, identifying necessary repairs and recommending preventive maintenance. Diagnose causes of problems and/or failures in heating/air conditioning systems to identify equipment and/or systems repair and/or replacement needs. Repair and replace damaged or worn heating, ventilation and air-conditioning parts and equipment, repair or replace low and high-pressure liquid lines.

Inspect and observe pressure of liquids and vapor with instrumentation to ensure efficient operation of units and make necessary adjustments. Adjust and maintain internal electrical and electronic control systems; cleans coils and blowers and checks motors and belt tensions. Inform Facilities team members regarding procedures and/or status of work orders to provide information for making decisions, taking appropriate action and/or complying with building and safety regulations. Install heating and air conditioning equipment and systems to enhance and/or upgraded capabilities. Prepare written materials (e.g. repair status, activity logs, etc.) to document and track activities and/or convey information. Repairs heating and air conditioning systems and/or components (e.g. pumps, motors, air handlers, fan coils, piping, etc.).

Request, orders and obtain equipment and supplies for the purpose to maintain inventory.

Demonstrate safe work practices through awareness and observation in support of a safety culture; reports any potential hazards or accidents.

Respond to emergency situations as needed. Other duties as assigned.

 

 

Qualifications:

Minimum Job Requirements:

Education: High School diploma or GED equivalent.

Certifications/Licenses: Commercial HVAC Field Experience including refrigeration license, EPA certification and low voltage license (06A), Trade and manufacturer's training is required.

Experience: Minimum 3-4 years HVAC experience.

Experience maintaining and upgrading the following HVAC equipment: package rooftop equipment (constant and variable volume), hydronic and direct expansion air handlers, air side equipment, hydronic system (that includes boiler, chillers and cooling towers), electronic control systems, dehumidification, humidification and make-up air equipment. Ability to demonstrate professionalism and clean appearance. Ability to work independently with minimal supervision.

Computer skills: Proficiency with Microsoft Word and Outlook. Valid driver's license required with good driving record. WA State license required within 90 days if out state license.

Tools: Basic hand tools, drill/driver required, specialized tools are provided. (Consideration given if lacking required tools at start of employment)

 

Essential Physical Abilities:

Lifting and carrying 50+ pounds. Develop fine motor control (grasp, handle, manipulate objects with fingers; standing for long periods of time; frequent bending, kneeling, reaching, stooping, squatting, pushing, climbing ladders.

Working Conditions:

Varying temperatures and noise levels. Exposure to chemicals and industrial hazards, dust. Workers must follow safety precautions and use protective equipment such as hardhats, safety glasses and hearing protectors. Must be able to work a flexible schedule as position requires on call rotational status, night shifts and weekends as required; occasional overtime as needed. Maintain a consistent, regular attendance record.
